If you cancel your booking before the start of your tenancy, then you will receive a refund for your deposit (if you were required to pay one upon booking), and any advance payments you have made towards your rent.
If you cancel your booking mid-year, then your deposit and any overpaid rent will be refunded back to you. You will only receive a refund on any rent that you have paid from the date of your cancellation.
