Our Booking Promise

Whether you’ve already moved in and want to cancel your tenancy mid-year, or you’ve received your results and have changed your mind about going to university and/or have accepted an offer in a different city where there isn’t a Student Roost property, the first step is to contact your property, preferably in writing. They will let you know what is needed from you, especially documentation and evidence to support your cancellation, and the next steps in the process.

Once you have contacted your property team about cancelling your tenancy, and have sent them the required evidence and documentation, your cancellation request will be sent to a panel. They will look at the reason for cancellation and if the evidence you have submitted supports your reason for cancelling. Whether the request is approved or declined, your property team will be made aware and will get in touch with you to let you know what the next steps are.

If you decide university isn’t for you after you have arrived at your Student Roost property, then you may be eligible to cancel your tenancy. Your property team will require evidence that you have withdrawn from university, as well as ensuring all payments are up to date from the day of your arrival. As part of our Cancellation Policy, you may also be required to find a replacement tenant to take over the remainder of your tenancy. Yes, you can! If you didn’t get into the university you wanted and have decided to defer your studies for a year, then you will be eligible for cancellation as per our policy. You will have to send evidence of your withdrawal from university directly to your property team, so they can cancel the booking and ensure you receive a refund of your deposit, where applicable, and if you have paid rent in advance.

If you cancel your booking before the start of your tenancy, then you will receive a refund for your deposit (if you were required to pay one upon booking), and any advance payments you have made towards your rent.

If you cancel your booking mid-year, then your deposit and any overpaid rent will be refunded back to you. You will only receive a refund on any rent that you have paid from the date of your cancellation.
