New customers who complete a room booking for the 2026/27 academic year at one of the properties listed in the table below in paragraph 2 will receive a rent discount, subject to these terms and conditions. No cash alternative is available. 

Only a limited number of discounts are available at each property. 

1. This offer is open between 12:00 pm BST (‘noon’) on 10 February 2026 until all the discounts for each property have been allocated or 23:59 pm BST on 31 July 2026, whichever is earlier (“Offer Period”).
2. This offer is only available at the following properties for all room types (unless specified next to the property), and the maximum number of and value of rent discounts available at each property is stated against its name. Additionally, this offer is available for room bookings made for the 2026/27 academic year at one of the properties listed below through an approved Student Roost agent:

To qualify a customer must: 

a) complete a room booking for the 2026/27 academic year during the Offer Period at one of the properties listed in paragraph 2, for a minimum tenancy period of 39 weeks, (and if applicable for a room of the specific type stated in the table above) AND, if applicable, make the room booking through an approved Student Roost agent; and

b) be aged 18 years or older at the start of the 2026/27 tenancy period; and 

c) be undertaking a course of study at an institution of further and/or higher education in the United Kingdom during the 2026/27 academic year; and 

d) check-in to the relevant property at the start of the 2026/27 tenancy and not have given notice of cancellation; and 

e) not an existing customer; and 

f) pay the first rent instalment due under their 2026/27 tenancy agreement in cleared funds by the due date. 

4. For a booking to complete, the qualifying customer must have accepted the terms and conditions of Student Roost’s 2026/27 tenancy agreement, paid the deposit (if any), their guarantor must have signed and returned the guarantee agreement and any applicable cooling off or cancellation period must have expired without the customer giving notice of cancellation. Internet access is required. 

5. This offer is only available for bookings made at the properties listed above in paragraph 2 for the specific room types listed next to each property. Bookings made at a relevant property for a room type not listed are not eligible for this offer. 

6. Rooms are subject to availability. 

7. Student Roost accepts no responsibility for bookings not successfully completed during the Offer Period due to a technical fault, technical malfunction, computer hardware or software failure, satellite, network or server failure of any kind. 

8. This offer cannot be applied retrospectively to customers who have already completed a room booking at one of the properties listed in paragraph 2 for the 2026/27 academic year. 

9. This offer excludes bookings for the 2026/27 academic year referred through a nomination agreement or a referral agreement.   

10. The rent discount will be applied as a credit to the qualifying customer’s account with Student Roost and will be deducted from the final rent instalment payable pursuant to the customer’s 2026/27 tenancy agreement. If the rent discount exceeds the amount of the final rent instalment payable pursuant to the customer’s 2026/27 tenancy agreement then the balance will be deducted from the previous rent instalment. 

11. If a customer does not check in to the property at the start of their 2026/27 tenancy they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement. 

12.If a customer does not pay all rent instalments due and any other outstanding amounts/fees owed to Student Roost under their 2026/27 tenancy agreement they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement 

13. If a customer cancels their 2026/27 tenancy agreement during the tenancy period they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement. 

14. This offer can be used in conjunction with other offers or promotions. 

15. Student Roost reserves the right to withdraw or change this offer at any time. 

16. These terms and conditions are governed by English law and courts.

These Terms and Conditions apply to all Cashback offers available exclusively to 2026/27 new customers at participating Student Roost properties listed in paragraph 2 below. 

1. Definitions 

‘Cashback’ refers to a monetary reward for booking accommodation with Student Roost for the 2026/27 academic year, subject to the terms and conditions set out below. 

‘Offer Period’ means the period between 17:00 BST on 20 March 2026 and 23:59 BST on 19 June 2026 for Nottingham Two and Deakins Place, and 23:59 BST on 31 July 2026 for other properties in the paragraph 2, or until all Cashback allocations have been claimed, whichever occurs first. 

‘Minimum tenancy period’ means the minimum tenancy length stated on the relevant property page. 

Customers who complete a room booking for the 2026/27 academic year at one of the qualifying properties listed in paragraph 2 will receive Cashback, subject to these terms and conditions. No cash alternative is available. 

The maximum number of Cashback offers available at each property listed in paragraph 2 may be limited. Cashback offers may also vary by monetary amount or to a specific room type.

3. Eligibility 

To qualify for a Cashback reward, a customer must: 

1. Be a new customer (i.e. not currently residing with Student Roost for the 2025/26 academic year); and
2. Book a room for the 2026/27 academic year during the Offer Period at one of the eligible properties listed in paragraph 2, for the specified minimum tenancy period and, if applicable, in a qualifying room type; and
3. Enter the relevant promotional code listed in paragraph 2 during the booking application; and
4. Complete all booking requirements (accept the terms and conditions of Student Roost’s 2026/27 tenancy agreement, pay the deposit (if applicable), ensure that the guarantor signs and returns the Guarantee Agreement) for a minimum tenancy period of 40 weeks, and pay the rent instalments due under their 2026/27 tenancy agreement in cleared funds by the due date; and
5. Check in to the relevant property listed in paragraph 2 at the start of the 2026/27 tenancy and not have given notice of cancellation; and
6. Be aged 18 or over and enrolled in UK higher/further education. 

Customers who are in rent arrears or in breach of any prior tenancy agreement with Student Roost are not eligible for this offer. 

4. The Cashback will be issued in the form of a pre-paid virtual payment card. A link to the pre-paid virtual payment card will be sent to qualifying customers, via the email address provided to Student Roost during the room booking process, no later than 31 October 2026 providing that the qualifying customer has: i. checked into the relevant property listed in paragraph 2; and ii. fully complied with all steps and requirements described in paragraph 1 above. 

5. Cashback cannot be exchanged for cash, gift cards, or transferred. 

6. Only one Cashback reward per qualifying tenancy. 

7. Customers in dual occupancy rooms are entitled to one pre-paid virtual payment card only. 

8. Cashback cannot be applied retrospectively to customers who have already completed a room booking at a property listed in paragraph 2 for the 2026/27 academic year before this Offer Period. 

9. Cashback cannot be combined with other promotions unless explicitly stated. 

10. This offer excludes bookings for the 2026/27 academic year made through a nomination agreement or referral agreement. 

11. Rooms at the properties listed in paragraph 2 are subject to availability. 

12. Student Roost accepts no responsibility for bookings not successfully completed during the Offer Period due to a technical fault, technical malfunction, computer hardware or software failure, satellite, network or server failure of any kind. 

13. The pre-paid payment card will be valid for one (1) year from the date of dispatch. The expiry date will be indicated on the card. 

14. Use of the card is subject to the terms and conditions of the card issuer and/or Pluxee UK Ltd. 

15. Student Roost shall not be liable for any loss, damage, or inconvenience arising from participation in this incentive or use of the card. 

16. The offer is personal to the qualifying customer. The pre-paid virtual payment card is non-transferable. 

17. In the event of early termination of the tenancy agreement at any point during the academic year, we reserve the right to withdraw any Cashback offer and/or deduct the value of any Cashback already paid from any refund that may be due. 

18. Student Roost may, at its discretion, provide Cashback through an alternative method if for any reason it is unable to facilitate the pre-paid virtual payment card. Requests for any alternative methods will not be accepted. 

19. The decision to pay the Offer is at the absolute discretion of Student Roost. Student Roost reserves the right to withdraw or change this offer at any time. 

20. Student Roost reserves the right to amend, withdraw, or extend offers at any time. These terms are governed by English law and subject to the exclusive jurisdiction of the English courts.

Existing customers currently living at Collegelands (which will rebrand to Merchant Apartments) during the 2025/26 academic year, who make a room booking at Merchant Apartments for the 2026/27 academic year, will be eligible for this offer.  Customers who are living at any other Student Roost property during the 2025/26 academic year are not eligible for this offer.

8. The rent discount will be applied as a credit to the qualifying customer’s account with Student Roost and will be deducted from the final rent instalment payable pursuant to the customer’s 2026/27 tenancy agreement. If the rent discount exceeds the amount of the final rent instalment, the balance will be deducted from the previous rent instalment. No cash or gift card alternative is available.

9. Only one rent discount per qualifying customer is permitted. The rent discount is personal to the qualifying customer and is non-transferable. Customers in dual occupancy rooms are entitled to one rent discount only.

10. If a customer doesn’t check in to the property at the start of their 2026/27 tenancy they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement.

11. If a customer doesn’t pay all rent instalments due and any other outstanding amounts/fees owed to Student Roost under their 2026/27 tenancy agreement they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement.

12. If a customer cancels their 2026/27 tenancy agreement during the tenancy period they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement.

13. This offer can be applied in conjunction with the Referral Offer but cannot be used in conjunction with any other offer or promotion.

14. These terms and conditions are governed by English law and are subject to the exclusive jurisdiction of the English courts

These Terms and Conditions apply to all Travel Pass offers available to qualifying customers who book accommodation for the 2026/27 academic year at participating Student Roost properties.

Definitions

‘Travel Pass’ refers to a public transport travel ticket, card, or digital code (including, but not limited to, bus, tram, or metro passes) issued by a third-party travel provider and supplied to qualifying customers as part of this offer. ‘Issuing Organisation’ refers to the third-party provider responsible for issuing and managing the Travel Pass. ‘Offer Period’ means the period specified on the relevant property page during which qualifying bookings must be made to be eligible for this offer. Each offer remains valid until all Travel Passes have been claimed or the offer expiry date passes, whichever occurs first.

‘Qualifying Booking’ means a completed room booking at a participating Student Roost property for the 2026/27 academic year, subject to the offer-specific Eligibility Criteria described below and those on the relevant property page.

The maximum number of Travel Pass offers available at a property may be limited. Travel Pass offers may also vary by monetary amount or to a specific room type, details of which can be found on each relevant property page.

· Check in to the relevant property at the start of the 2026/27 tenancy and not have given notice of cancellation; and

· Be aged 18 or over and enrolled in UK higher or further education.

Current customers who are in rent arrears or otherwise in breach of their tenancy agreement with Student Roost (whether current or prior) are not eligible for this offer.

2. Reward Details

Qualifying customers shall receive a Travel Pass issued by the Issuing Organisation, providing access to public transport services as detailed on the participating Student Roost property page. The number of Travel Passes available may be limited and will be allocated on a first-come, first-served basis. Travel Pass codes or activation instructions will be sent to qualifying customers by email, using the address provided during the booking process, no later than 23:59 BST on 31 October 2026, that the qualifying customer has:

i. checked into the relevant property; and

ii. fully complied with all steps and requirements described in paragraph 1 (Eligibility Criteria) above.

The Travel Pass is personal to the qualifying customer and is non-transferable. No cash or gift card alternative is available.

3. Restrictions

· Travel Passes cannot be exchanged for cash, credit, or alternative rewards.

· Customers in dual occupancy rooms are entitled to one Travel Pass only.

· Travel Passes cannot be applied retrospectively to bookings completed before the relevant Offer Period.

4. Data Protection and Privacy

By making a Qualifying Booking, customers give their consent for their personal data – including full name, date of birth, email address, and postal address – to be shared with the Issuing Organisation for the sole purpose of issuing and administering the Travel Pass. Qualifying customers acknowledge and agree that:

i. They will keep all access details or digital codes relating to the Travel Pass secure and

confidential; ii. They will not misuse or share those details with others; iii. Use of the Travel Pass is subject to the Issuing Organisation’s own terms and conditions, and Student Roost accepts no responsibility for their operation or validity. Customers may withdraw consent for data sharing before their information is shared with the Issuing Organisation by contacting Student Roost at [email protected]. Once shared, data subject requests must be directed to the Issuing Organisation, which acts as an independent data controller.

3. The minimum size of a group booking is 4 (four) persons. 

4. To qualify customers must:

(a) complete a booking as a group (with a minimum of 4 members) in a cluster flat for the 2026/27 academic year during the Entry Period for a minimum tenancy period of 40 weeks using the ‘Book as a Group’ option on the relevant Student Roost property page (and if applicable make a booking through an approved Student Roost agent); 

AND each individual member of the group must:

be aged 18 years or older at the start of the 2026/27 tenancy period; and

(b) be undertaking a course of study at an institution of further and/or higher education in the United Kingdom during the 2026/27 academic year; and

(c) check-in to the relevant property at the start of the 2026/27 tenancy by no later than 30 September 2026.

For a group booking to complete each member of the group must have accepted the terms and conditions of Student Roost’s 2026/27 tenancy agreement, paid the deposit (if any) and any applicable cooling-off or cancellation period must have expired without any of them giving Student Roost notice of cancellation. Internet access is required.

These Terms and Conditions apply to all qualifying customers who successfully refer new customers for the 2026/27 academic year to live at Student Roost properties. 

Definitions

Cashback Card – A pre-paid virtual payment card issued by Pluxee UK Ltd to qualifying customers for the purpose of receiving Cashback rewards under this incentive. The card is personal, non-transferable, and valid for one (1) year from the date of dispatch.

Cashback Payment – The £150 reward added to the qualifying customer’s Cashback Card for each successful referral made during the Entry Period, subject to these Terms and Conditions.

Overview

Customers who refer a person to live with Student Roost for the 2026/27 academic year between 00:01am GMT on 3 November 2025 to 11:59pm BST on 30 September 2026 (“Entry Period”) will receive £150 (one hundred and fifty) referral Cashback Payment, subject to these terms and conditions. No cash alternative is available.

Qualifying customers will receive £150 the Cashback Payment for each referred person during the Entry Period subject to Eligibility Criteria below.

Eligibility Criteria

To qualify, a customer must:

• be living with Student Roost during the 2025/26 academic year with a valid tenancy agreement or

* A booking is considered complete once the referred person has:

• Accepted the terms and conditions of Student Roost’s 2026/27 tenancy agreement; and 
• Paid the deposit (if applicable) and their first instalment; and 
• Provided a signed Guarantee Agreement from their guarantor;  and 
• Passed cooling off/cancellation period without cancelling.

Reward Details

Cashback Payment will be paid to the Cashback Card. 

A link to Cashback Card will be sent to qualifying customers in October 2026, via the email address provided to Student Roost during the room booking process (and no later than 31 December 2026 if checked in on or after 24 October 2026) provided that: 

i. The qualifying customer complied with all Eligibility Criteria above; and

ii. The referred person has checked in and complied with all Eligibility Criteria above.

The Cashback Card is valid for one (1) year from the date of dispatch. The expiry date will be printed on the card.

Cashback Payment Schedule: Cashback Payments will be processed in scheduled batches. An initial payment batch may be issued in mid-October for qualifying customers whose referred persons have checked in by 1 October 2026, followed by a subsequent batch issued after 24 October 2026. Additional payment processing may occur towards the end of the year and should be no later than 31 December 2026.

Restrictions

• £150 cashback per qualifying referral during the Entry Period. 
• No limit to the number of referrals. 
• A referral cannot be counted if the referred person has already been referred by someone else.
• Qualifying customers in dual-occupancy rooms will receive one Cashback Card with Cashback Payment added for each successful referral.
• The Referral Code must be entered at the time of booking; retrospective claims cannot be accepted. The Referral Code can be found in the customer’s account and may be given to multiple people to use. 
• This offer excludes bookings for the 2026/27 academic year referred through a nomination agreement or a referral agreement or an agent.
• The offer cannot be applied retrospectively to customers whose Referrals have already booked a room with Student Roost for the 2026/27 academic year.
• Customers who are in rent arrears under their 2025/26 tenancy agreement with Student Roost, or any prior tenancy agreement with Student Roost, or who are otherwise in breach of their 2025/26 tenancy agreement, are not eligible for this offer.
• The Cashback Card is personal to the qualifying customer and non-transferable.

Data Protection and Privacy

By giving your Referral Code to any person for use in their booking application with Student Roost qualifying customers give their consent to the sharing of their personal data – including full name, date of birth, email address, and postal address – with both Student Roost and Pluxee UK Ltd. solely for the specific purpose of issuing the Cashback Card and administering the Cashback Payment.

Qualifying customers acknowledge and agree:

i.             that they will keep the Security Information, used to access their Cashback Card, confidential and secure. 

ii.           not to misuse or misappropriate this Security Information, and 

iii.         not to share or disclose it to any other person, except as expressly permitted by this Agreement or the Card Terms and Conditions.

Qualifying customers have the right to withdraw their consent before their data is shared with Pluxee UK Ltd. This can be done either:

•            through their account on the Student Roost portal (if applicable), or

•            by contacting Student Roost directly at [email protected]

Once the data is shared with Pluxee UK Ltd, Student Roost is no longer able to withdraw consent on behalf of the customer. After data is shared, any requests to withdraw consent, exercise data subject rights, or delete personal data before or after registration with Pluxee UK Ltd, must be directed to Pluxee UK Ltd, who act as the independent data controller from that point onward.

5. To qualify a customer must: 

1. complete a room booking for the 2026/27 academic year during the Offer Period at one of the properties listed in paragraph 2, for a minimum tenancy period of 39 weeks AND, if applicable, make the room booking through an approved Student Roost agent; and
2. be aged 18 years or older at the start of the 2026/27 tenancy period; and
3. be undertaking a course of study at an institution of further and/or higher education in the United Kingdom during the 2026/27 academic year; and
4. check-in to the relevant property at the start of the 2026/27 tenancy and not have given notice of cancellation; and
5. if an existing customer, not be in rent arrears under their 2025/26 tenancy agreement or otherwise in breach of their 2025/26 tenancy agreement or any prior tenancy agreement with Student Roost; and
6. pay the first rent instalment due under their 2026/27 tenancy agreement in cleared funds by the due date. 

6. For a booking to complete the qualifying customer must have accepted the terms and conditions of Student Roost’s 2025/26 tenancy agreement, paid the deposit (if any), their guarantor must have signed and returned the guarantee agreement and any applicable cooling off or cancellation period must have expired without the customer giving notice of cancellation. Internet access is required. 

7. This offer is only available for bookings made at the properties listed above in paragraph 2 for the specific room types listed next to each property. Bookings made at a relevant property for a room type not listed are not eligible for this offer. 

8. Rooms are subject to availability. 

9. Student Roost accepts no responsibility for bookings not successfully completed during the Offer Period due to a technical fault, technical malfunction, computer hardware or software failure, satellite, network or server failure of any kind. 

10. This offer cannot be applied retrospectively to customers who have already competed a room booking at one of the properties listed in paragraph 2 for the 2026/27 academic year. 

11. This offer excludes bookings for the 2026/27 academic year referred through a nomination agreement or a referral agreement.   

12. Customers living with Student Roost who are in rent arrears or otherwise in breach of a 2025/26 tenancy agreement with Student Roost, or any prior tenancy agreement with Student Roost, are not eligible for this offer. 

13. The rent discount will be applied as a credit to the qualifying customer’s account with Student Roost and will be deducted from the final rent instalment payable pursuant to the customer’s 2026/27 tenancy agreement. If the rent discount exceeds the amount of the final rent instalment payable pursuant to the customer’s 2026/27 tenancy agreement then the balance will be deducted from the previous rent instalment. 

14. If a customer does not check in to the property at the start of their 2026/27 tenancy they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement. 

15. If a customer does not pay all rent instalments due and any other outstanding amounts/fees owed to Student Roost under their 2026/27 tenancy agreement they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement 

16. If a customer cancels their 2026/27 tenancy agreement during the tenancy period they will forfeit entitlement to the rent discount and will be liable for the full amount of the rent under their tenancy agreement. 

17. Student Roost reserves the right to withdraw or change this offer at any time. 

18. These terms and conditions are governed by English law and courts.

1. These Terms and Conditions apply to all Cashback and rent discount offers available exclusively to 2026/27 rebooking customers (existing Student Roost residents) at participating Student Roost properties listed in paragraph 2 below. 

‘Cashback’ refers to a monetary reward for booking accommodation with Student Roost for the 2026/27 academic year, subject to the terms and conditions set out below.

5. Eligibility 

To qualify for an offer, a customer must: 

1. Be an existing Student Roost resident during the 2025/26 academic year; and
2. Rebook a room for the 2026/27 academic year during the Offer Period at one of the eligible properties listed in paragraph 2, for the specified minimum tenancy period and, if applicable, in a qualifying room type; and
3. Enter the relevant promotional code listed in paragraph 2 during the booking application; and
4. Complete all booking requirements (accept the terms and conditions of Student Roost’s 2026/27 tenancy agreement, pay the deposit (if applicable), ensure that the guarantor signs and returns the Guarantee Agreement) for a minimum tenancy period of 40 weeks, and pay the rent instalments due under their 2026/27 tenancy agreement in cleared funds by the due date; and
5. Check in to the relevant property listed in paragraph 2 at the start of the 2026/27 tenancy and not have given notice of cancellation; and
6. Be aged 18 or over and enrolled in UK higher/further education. 

Customers who are in rent arrears or otherwise in breach of their 2025/26 tenancy agreement (or any prior tenancy agreement with Student Roost) are not eligible for this offer. 

6. Where the offer is Cashback, it will be issued in the form of a pre-paid virtual payment card. A link to the pre-paid virtual payment card will be sent to qualifying customers via the email address provided during the booking process, no later than 31 October 2026, provided that the qualifying customer has: i. checked into the relevant property listed in paragraph 2; and ii. fully complied with all steps and requirements described above. 

7. Offers cannot be exchanged for cash, gift cards, or transferred. 

8. Only one offer per qualifying tenancy. 

9. Customers in dual occupancy rooms are entitled to one offer only. 

10. Offers cannot be applied retrospectively to customers who have already completed a room booking at a property listed in paragraph 2 for the 2026/27 academic year before the Offer Period. 

11. This offer excludes bookings for the 2026/27 academic year made through a nomination agreement or referral agreement.

14. The pre-paid payment card (where applicable) will be valid for one (1) year from the date of dispatch. The expiry date will be indicated on the card. 

15. Use of the card is subject to the terms and conditions of the card issuer and/or Pluxee UK Ltd. 

16. Student Roost shall not be liable for any loss, damage, or inconvenience arising from participation in this incentive or use of the card. 

17. The offer is personal to the qualifying customer and is non-transferable. 

18. In the event of early termination of the tenancy agreement, Student Roost reserves the right to withdraw any offer and/or deduct the value from any refund due. 

19. Roost may provide an alternative reward method where necessary. Requests for alternative methods will not be accepted.

10. The £5000 voucher is only redeemable for one holiday. The winner will be required to select a holiday from Jet2 and email details of the holiday, along with booking information, to Active International to arrange. The winner is eligible to win £5000 to spend on one Jet2 Holiday only. Any amounts, charges or levies over £5000 will be the responsibility of the winner to pay. No cash or credit will be offered for any holiday below the value of £5000. 11. Once Student Roost provides details of the Active International representative to the winner, use of the Prize is subject to the terms and conditions of Active International. Student Roost will not be responsible for any loss or damage arising out of the winner’s use of the Prize.

1. This offer is only available to attendees of the RoostFest event at Hollis Croft at any time between 02:00pm BST on 16 May 2026 and 08:00pm BST on 16 May 2026 (“Entry Period”). 

2. To be eligible for the prize draw, attendees must:

1. attend the RoostFest event held by Student Roost at Hollis Croft on 16 May 2026 during the Entry Period and register their attendance upon entry or at any point during the event with a member of the Student Roost team; and
