Allocation Guidance

We understand how important your preferences are when choosing a room, whether this be who you live with or whereabouts you live within our properties. We work hard to try and accommodate your preferences, however there are certain factors that make it easier for us to do this.

An early booking:
Our rooms are available on a first-come, first-served basis, and therefore, the earlier you book with us, the more likely we are able to accommodate any preferences you have. 

Preferences added at time of booking:
When you make a booking at Student Roost, you will be given the opportunity to enter any preferences that you have. Please be as descriptive and specific as possible, including floors, room numbers and people’s names, where applicable. 

We do have to consider everyone’s preferences when allocating, so we may not be able to fulfil all of your requests, but will do our best to find you a flat where you will have an enjoyable living experience.

Certain rooms may fall under specific tenancy lengths and therefore can only be allocated to a booking with matching preferences. 

Our policy:
Student Roost does not discriminate on grounds of age, colour, disability, ethnicity, gender, race, religion or sexuality. Student Roost does not segregate allocations based on demographic, instead, allocations are made based on a preferences, where availability allows. Where preferences are not declared, team members will allocate sensibly in a way which encourages a positive living experience for all residents. 

Student Roost allows customers 7 days to confirm an offered booking but may reduce this during peak sales periods or where there is limited availability. Student Roost will withdraw any allocation which has not been accepted within the given timescale. 

Student Roost reserves the right to change an allocation if circumstances deem it appropriate and reasonable in doing so, and if the revised allocation is likely to provide a better living experience for residents. Where re-allocation takes place, residents are not required to submit a new tenancy agreement if the allocation remains in the same room type and the pricing is unchanged. 

When will I learn my room number?
Allocations are subject to change all the way up until your arrival. This is to ensure that each booking is checked to ensure it’s allocated in the best possible flat. With this in mind, you may not learn your room number until you collect your keys. However, in cases where we are able to share room numbers, you will receive this information via email directly from your property team. 

How will I find my flatmates before I arrive?
You will be given access to our exclusive Student Roost App prior to your arrival. This is only available to other residents living within your property, so you can get to know your neighbours before you arrive. You will also be able to view any upcoming events and opportunities to socialise and get involved!

What happens if you can’t meet all of my preferences?
We have to consider everyone’s preferences when allocating, and any specifics requirements relating to the room, which means that we may not be able to fulfil everything you have requested. In these cases, we will allocate you in a flat where we believe you will have the best living experience. If needed, we will ask you what your priorities are and work with you to find the best option. 

We ask that you keep an open mind when it comes to preferences. Student Roost has a wonderful community filled with exciting opportunities to meet new people, attend engaging events and get involved. There will always be plenty of chances to make friends, have fun and get to know the community throughout your stay.

What happens if I want to change my preferences?
If you want to change your preferences prior to arriving, please contact the property team as soon as possible. However, please remember that, where we try and be as accommodating as possible, we may not be able to amend an allocation.

If you want to change your room after arriving, this will be considered on a case-by-case basis. If the property has availability, and we believe that moving you to a different flat will improve your living experience, this may be authorised. We may ask you to live within your flat until our arrival period is over to ensure that you would benefit from a room change. Often early requests for a room move are retracted as our residents settle into their new homes. 

If your room move is to the same room type, there will be no change to your tenancy agreement. A new tenancy will be required if you are upgrading to a different room type. We are unable to accommodate moves to a room that is considered a lower classification than your current room type.
