Your Booking
When completing a booking, you will be asked to submit personal information relevant to your tenancy. Before you begin your booking, please ensure you have the following:
Booking through an Agent
If you are an international student, and you have booked through an agency, we are required to share certain pieces of information with the relevant agency. This may include the verification of personal information to identify your booking, and confirmation that you have arrived at the property.

Payments when Booking
You will be asked to make a payment to secure your booking.
For England, Wales & NI, any rental payment made as part of the booking process will be deducted from your final instalment of rent.
If you sign your rental agreement on or after 1st August, you will be required to make your first instalment of rent in line with your payment schedule.
For Scotland, your booking payment will be held as a deposit and will be refunded following your departure, subject to your departure inspection. Deposits will not be requested from rebookers who have a full deposit on their account from a previous academic year. Your first instalment of rent is due on your tenancy start date.
As part of your booking, you can select the payment schedule most suitable for your needs. Your full schedule will be available to view prior to accepting your agreement.

Discounts & Incentives
We often hold campaigns throughout the year, which may include discounts, cashback or rental reductions. Any rental discounts are deducted from your final rent instalment. Each campaign has its own set of T&Cs and qualification requirements. Student Roost operates dynamic pricing and therefore, rental prices may fluctuate throughout the year, depending on the surrounding market.
We guarantee that you will receive our most competitive market price at the time of your booking, however pricing may increase, or decrease, throughout the year, and Student Roost reserves the right to fluctuate pricing to reflect the demand in the surrounding markets. Allocations & Accommodation Preferences
Our booking system will enable you to select the property, room type, payment schedule and tenancy length of your choice. You will then be automatically allocated into an available room based on this information.
If you have specific preferences in addition to this, please ensure these are clearly described as part of the booking process. We will aim to match any preferences, however this depends on availability. You can read more information about how we allocate here: Allocation Guidance | Student Roost.
If you require an accessible room, or have additional requirements, please ensure this is stated within the booking process. Your booking will be sent to our property team, who will work with you to find the most suitable accommodation based on your needs. This may require an additional discussion or documentation before you are allocated. Once a suitable flat has been found, you will be required to log into your Student Roost account and complete your booking within the stipulated timeframe.
Emergency Contact
Your emergency contact is an individual who you consent to being contacted if Student Roost have any genuine safe-guarding concerns relating to yourself.
Guarantor
Your guarantor is someone who can commit to settling any outstanding payments should you be unable to do so. Your guarantor must fulfil certain criteria before being accepted as a suitable, and submit the required documentation within the stipulated timeframe.
We will only contact your guarantor should you fail to make a payment in line with your payment schedule. Your guarantor may be contacted via email or telephone.

Failure to provide a guarantor may result in your booking being cancelled, as per your rental agreement.
Dual Occupancy
Dual occupancy relates to when two residents share the same room. This is only available in certain Studio flats.
One resident is required to act as a lead tenant and is responsible for completing the booking and accepting the rental agreement. This person will be the main point of contact for the booking, however both residents will be jointly liable for rent.
An additional fee will be added onto the rental price, which must be paid in line with the scheduled payments. This fee will be in line with the property’s rental pricing.
No additional furniture will be added to the accommodation for the second tenant.
What’s included?
Your rental price is inclusive of all utility bills, internet, contents insurance, access to Student Roost’s communal spaces and facilities, our maintenance service* and our parcel service.
Your rental price is not inclusive of the usage of our laundry facilities, where these facilities are not included within your flat.
There are also optional, chargeable extras to increase your internet provision and contents insurance, should you wish to do this.
Some properties or tenancies may include additional extras, which will be communicated separately.
*where damage has not been intentionally or carelessly caused by the resident.
Your Rental Agreement
Once you have entered into a rental agreement with Student Roost, you will be bound by its terms, which are governed by and administered under UK Law. You may cancel your rental agreement only in accordance with the Cancellation Policy detailed below. Before accepting the rental agreement, you will have the opportunity to read the terms and conditions and if you do not understand them, you are encouraged to seek appropriate advice before accepting.
If you do not accept your rental agreement within the stipulated timeframe, your booking will be removed and Student Roost cannot guarantee future availability.
Cancellation Policy
Once you have signed your rental agreement, you will be given a cooling off period where you can be released from any contract with Student Roost. Once your cooling off period has ended, any cancellation requests must be in line with our Cancellation Policy. Conduct
By accepting your rental agreement, you also agree not to cause, or allow visitors to engage in, anti-social behaviour, as per the terms set out in your agreement. Anti-social behaviour includes (but is not limited to) not properly disposing of rubbish and inconsiderate use of the property, as well as more serious problems such as noise, violent and criminal behaviour, the supply and use of controlled drugs and intimidation, harassment or victimisation on the grounds of a persons' race, sex (gender), sexual orientation, disability, age, religion or belief, pregnancy or maternity status, or socio-economic status.
Your induction
As part of our pre-arrival process, you will be asked to complete your induction. Your induction holds important information relating to your stay including, what to bring to the property, important health and safety information, and a requirement to confirm your arrival date and time. Your induction is available on your Student Roost account 80 days prior to your tenancy start date, and must be completed prior to collecting your keys.
Your Inventory
Following your arrival, you will receive access to your inventory. This is a detailed list of each item included within your flat. This must be completed within 3 days of your arrival otherwise it will not be taken into account during any inspections throughout your stay. You must confirm the presence and condition of each item listed, and provide clear photographs where you feel necessary.
Visitors
You are welcome to bring visitors to the property, providing that they follow our Guest Policy, https://www.studentroost.co.uk/help-and-advice/guest-policy. You are responsible for all visitors and Student Roost reserves the right to request any visitors that are not adhering to policy to leave the property immediately.
We understand how important your preferences are when choosing a room, whether this be who you live with or whereabouts you live within our properties. We work hard to try and accommodate your preferences, however there are certain factors that make it easier for us to do this.
