Student Roost is committed to providing the highest levels of fire safety at its properties. We work with fire experts and local fire authorities across the UK to ensure our control measures are in line with legal guidelines and requirements.
The Building Safety Act, a recent legislation in England, aims to ensure the safety of buildings. For more detailed information, you can refer to the .gov website.
This law specifically targets taller buildings, those exceeding 18m in height or with 7 or more floors. While not all Student Roost properties fall under this category, some do.
In order to adhere to this new legislation, we will maintain up-to-date records on the design, construction, maintenance, and modifications of the buildings.
We will also ensure that you stay informed and seek your input as needed. This is why we have developed a Resident Engagement Strategy.
The Building Safety Act is just one of the numerous regulations we abide by, underscoring our commitment to prioritising your safety. We are dedicated to keeping you informed and seeking your input whenever necessary.
The continued safety of our residents is of the upmost importance to us. Our Resident Engagement Strategy focuses on three key objectives:
Listen and communicate: We will regularly communicate with our residents to ensure they are kept up to date with news and essential information and listen to resident feedback and provide prompt answers to questions. We will ensure that residents are kept up to date with any changes to fire safety measures.
Involvement: We will involve and encourage residents to play a key role in helping to keep their home safe and provide feedback on how we can further improve what we do. As part of this we will make sure that residents are aware of their responsibilities.
Evaluate: We will monitor resident engagement and review the strategy annually, in partnership with residents and property teams.
We welcome requests and feedback from residents regarding our premises and we have the following channels available for these requests:
A dedicated page on the Student Roost portal where requests for building information or feedback can be submitted via a form. This will be sent to a dedicated Health and Safety team who have the fire safety knowledge to answer these queries. We will respond to queries submitted via this form within 5 working days. Where required, we will communicate with our local fire service partners to ensure that we have provided residents with the most complete answer.
Our Feedback and Complaints form can be found at Feedback and Complaints | Student Roost and requests are monitored by a dedicated team. Any building safety or fire safety complaints will be sent to the Health and Safety team and answered within 5 days.
Familiarise yourself with the fire safety information available on your portal, this information includes the fire evacuation strategy specific to your property. It outlines the appropriate response procedures to follow upon hearing the fire alarm.
You and your guests will be familiar with the escape routes in your property.
If you perceive any threats to your safety, dial 999 immediately.
Any discovered or suspected faults with safety systems, such as fire alarms or fire doors, should be reported promptly to reception.
If you have concerns regarding the safety of your property, please inform us.
Under no circumstances should you tamper with or damage safety equipment.
Keeping your hob, oven, and cooker hood clean is essential to prevent fires.
Always ensure fire doors remain closed and refrain from covering smoke or heat detectors. Remember, these are essential life-saving devices.
Avoid allowing rubbish to accumulate in the property.
Stay informed by reading the information we provide regarding building safety.
We will always keep you informed if we encounter any issues concerning a property's structure, electrical setup, or safety systems. Additionally, we'll provide updates on the measures we're taking to ensure your safety while we address these issues.
Rest assured, we regularly share essential fire safety and prevention tips with you.
We will carry out regular Fire Risk Assessments.
Our commitment extends to ensuring all safety systems, including smoke detectors, fire alarms, emergency lighting, fire doors, and escape routes, are in optimal condition through regular checks. Should we identify any glitches, we'll swiftly address them.
During safety system maintenance, we employ various methods, such as increased patrols or temporary systems, to mitigate risks and ensure everyone's safety.
We are dedicated to maintaining communal areas free from hazards by promptly removing any items that could pose a fire risk and always keeping escape routes clear.
For your peace of mind, emergency exit routes are clearly marked, and each flat door is equipped with an evacuation plan for quick reference.
