Anti-social Behaviour Policy

Anti-social behaviour will not be tolerated.

Student Roost takes all acts of anti-social behaviour seriously and will thoroughly investigate all incidents without bias and in full co-operation with the relevant local authorities (as appropriate).

If you are involved in anti-social behaviour it may result in steps being taken to:

inform your guarantor, university, and any other relevant authorities (e.g. Police) of the circumstances; and

terminate your tenancy and evict you.

What counts as an act of anti-social behaviour?

Anti-social behaviour can be any behaviour that causes, or may cause, distress, nuisance, annoyance, alarm or harassment to other residents, Student Roost team members, contractors, visitors to the property or the wider community. For example, playing loud music late at night, using illegal drugs, smoking in your flat or using threatening or abusive language towards other residents or Student Roost team members.

There are specific obligations in your tenancy agreement addressing anti-social behaviour that you must comply with. Failure to do so is a breach of your tenancy. They are:

· Not to cause, or allow visitors to engage in, anti-social behaviour, which means any conduct causing or capable of causing a nuisance or annoyance to the Landlord, other occupiers, neighbours or people engaging in lawful activity within the locality. Examples of anti-social behaviour include (but are not limited to) not properly disposing of rubbish and inconsiderate use of the property, as well as more serious problems such as noise, violent and criminal behaviour, the supply and use of controlled drugs and intimidation, harassment or victimisation on the grounds of a persons’ race, sex (gender), sexual orientation, disability, age, religion or belief, pregnancy or maternity status, or socio-economic status.

and

· Not to cause any nuisance, offence, disruption, harassment, annoyance or persistent disturbance to others.

How do I report an act of anti-social behaviour?

Our property teams are available 24/7 to support you with any concerns around anti-social behaviour in your property. You can contact us via our property telephone, live chat or email or speak to one of the team in reception. We can then take appropriate action. This might include speaking to the resident(s) in question about the obligations in their tenancy agreement and the effect of their behaviour on others, or informing their guarantor, university or other authorities.

If you witness an incident where there is immediate risk to others, you should alert emergency services by ringing 999 immediately.

Where do I access relevant support if I have been affected by an act of anti-social behaviour?

Our property teams will be able to guide you to the support available within your area. They have great links with student services at the university and the local police. We would also encourage you to contact a family member or friend for additional support.

Banned items

Bringing banned items into our properties means that you are violating the terms of your tenancy agreement and, unknowingly, committing an act of anti-social behaviour depending on the nature of the item(s).  

If you bring any items into our properties which pose a threat to the health and safety of residents and team members, you will be contacted by a member of your property team and required to move the item(s) in a specified number of days. 

Failure to remove the item(s) in the timeframe given will result in Student Roost removing the item(s) and could also result in your university and/or the local authorities being informed, if appropriate.
